Somerset Clubhouse Rental Rules

Usage and Eligibility

  • Renters must be 21 years old to book the clubhouse.
  • No unsupervised children are permitted to use the clubhouse.
  • The presence of a Somerset Homeowner’s Association (SHOA) member is required for the duration of the function.
  • Commercial use of the clubhouse is not allowed.
  • Shared spaces (kitchen, grills, pool decks) are to remain accessible and usable by all SHOA members during your event.
  • You may NOT move any furniture on the pool deck.
  • You may NOT bring your own furniture, including tables, chairs, tents, etc without written approval from the Clubhouse Chair.

Maximum Capacity

  • The clubhouse can safely hold a maximum of 60 people for a buffet-style event and a maximum of 40 guests for a sit-down event. These capacity numbers are a safety requirement in accordance with the Cobb County Fire Code.
  • Events larger than 60 are only allowed with written approval and require special permission from the Clubhouse and Pool Chairs.

Cleaning and Check-Out Procedures

Anyone using the clubhouse for any function will clean the facility thoroughly. At the end of the event, the renter must:
  • Wipe down all surfaces.
  • Sweep and mop floors; vacuum carpeted areas
  • Ensure bathroom is clean and wiped down
  • Place all furniture and décor back to their original location
  • Clean your event items out the refrigerator
  • Wipe down appliances, countertops, and sink in the kitchen
  • Clean any SHOA dishes or utensils, run dishwasher if needed
  • Lock all doors to the patio/pool area
  • Leave thermostat at the temperature it was when you arrived
  • Empty trash, and place in the designated trashcans near the bridge
  • Check that the front door clicks locked behind you when you leave
  • Return the key to the clubhouse chairperson promptly

Facilities Rules

  • No smoking is permitted inside the building.
  • No decorations should be used that will damage any painted surface.
  • No glass on the pool deck.
  • All shared spaces will remain accessible and usable by all residents during your event.
  • Furniture on the pool deck may not be moved. You may not bring your own furniture (tables, chairs, tents, etc) and put on the pool deck.
  • You may NOT be on the pool deck after 9PM

Permitted Event Hours, Parking, and Noise Levels

There are many homes adjacent to the clubhouse, please be respectful of this:
  • Guests should leave and lock the clubhouse by 11:00 p.m. on weekdays and 12:00 a.m. on weekends.
  • No loud music is permitted after 11:00 p.m. per the Cobb County Code of Ordinances (Article VII.-Noise, Sec. 50-257, No. 2).
  • Parking cars on both sides of the street is not allowed.
  • Do not loiter in the parking lot. When the event is over, please leave the premises.
  • Events are booked for 4 hours unless otherwise agreed to. You may forfeit some or all of your deposit if your event exceeds the agreed to time.
