Membership Options and Dues

• SHOA Dues: $325 (no increase from 2023)
• Swim Tennis Dues: $400 (no increase from 2023)
• Membership dues are mandatory and include swim/tennis
• Commit property to pay homeowners and swim & tennis dues annually
• Right to vote on all matters
• Be bound by all covenants forever (i.e., binds successors-in-title in addition to current owners).
• Included in all Somerset Events
• One free clubhouse rental per year (currently $100 value)

• Optional Swim Tennis Dues: $500 ($100 increase from 2023)
• Commit property to pay homeowners dues annually
• Right to vote on all matters. 
• Be bound by all covenants forever (i.e., binds successors-in-title in addition to current owners).  
• Property becomes Full member upon transfer of title.
• Convert to Full at any time without additional fees.
• Included in all Somerset Events (Swim/Tennis dues must be paid for Swim/Tennis events)
• Ability to rent the clubhouse, current rate is: $100

• Optional SHOA Dues: $325
• Optional Swim Tennis add on: $600 ($200 increase from 2023)
• Decide each year whether to pay homeowners dues and add swim & tennis
• Be bound by covenants only if you signed the 2001 declaration.  
• No voting rights.
• Included in all Somerset Events (Swim/Tennis dues must be paid for Swim/Tennis events).
• Ability to rent the clubhouse, current rate is $150.

If anyone at the property, including successors-in-title, ever wants to become a permanent member, they will pay an initiation fee of $1,000.

**Default option for Somerset Residents if you don’t sign up for Full or Civic membership or pay optional dues the previous year**

• Optional Swim Tennis annually: $1,600 ($200 increase from 2023)
• Decide each year to join swim & tennis dues
• Be bound by covenants only if you signed the 2001 declaration.  
• No voting rights
• Not included in Somerset Events.
• Ability to rent clubhouse, current rate is $250.
• If anyone at the property, including successors-in-title, ever wants to become a permanent member, they will pay an initiation fee of $1,000

• Optional Swim Tennis: $600 ($100 increase from 2023)
• Only available to non-residents 
• Decide each year whether to join swim/tennis
• No voting rights
• No rights to use the lake
• Included in Swim/Tennis Events
• Membership is a calendar year (Jan – Dec)
• Clubhouse Rental with Resident Sponsor, current rate is $150.
